Description
American Academy of Innovation is requesting proposals for construction manager/general contractor services for an approximately 5,000-square-foot building expansion containing three to four learning areas, two offices, restrooms, electrical, network/communications, and riser rooms. The anticipated budget for preconstruction and construction is approximately $1.9 million, with building commissioning planned for August 2027. The selected CM/GC will provide comprehensive preconstruction services, including estimating, constructability review, scheduling, value and life-cycle analysis, site logistics and phasing, procurement planning, subcontractor outreach, risk mitigation, GMP development, and related design-phase coordination. If authorized, the contractor will also provide construction management and general contracting services, including supervision, safety and security, subcontractor coordination, quality control, procurement, change management, inspections, commissioning, punch-list completion, closeout, and warranty administration. Construction activities may occur while school is in session. Respondents must submit a signed letter of intent/introduction, Respondent Profile, Technical Proposal, and separately submitted Cost Proposal.
