Description
Ulster County is soliciting proposals from qualified real estate title search companies to provide title search services. These services are required for the In Rem Tax Foreclosure Proceedings within Ulster County. The scope of work includes performing title searches for the 2026 and 2027 tax foreclosure proceedings, which involve foreclosing on tax liens for delinquent taxes. The awarded contractor will be responsible for furnishing all labor and materials necessary for these searches, conforming to New York State requirements and title companies authorized to issue policies in the state. Services include owner searches (minimum 30-year history), mortgage searches (minimum 30-year history), lien searches, and surrogate court searches. The contractor must also conduct online searches of the New York State Department of State's Division of Corporations website when applicable and provide updates. Testimony services may be required during foreclosure proceedings. All work products become the property of Ulster County. The contract period is from November 1, 2026, to October 31, 2027, with three one-year extension options available.
