The U.S. Army Corps of Engineers is seeking a lessor to provide approximately 900 to 1,525 rentable square feet of office space within a 25-mile radius of Lenoir City, Tennessee. The offered facility should provide approximately six to eight public parking stalls and infrastructure for broadband or fiber-optic service. Preferred features include at least one office, hardwall offices, a conference room, restrooms, and a break or lunch room; the Government may build an office if needed. The lease is structured as a one-year base term with four option years. The lessor is responsible for applicable building services, utilities, maintenance, code compliance, accessibility, life-safety requirements, and any necessary alterations. Offers are evaluated based on an acceptable offer with the lowest price per square foot under the stated ANSI/BOMA office-area standard. The offer package must include the completed GSA Form 3626, GSA Form 3518A representations and certifications, and GSA Form 3517A general clauses, as applicable to the lease package.
