Description
The General Services Administration (GSA) is seeking to lease approximately 2,350 to 2,468 ABOA square feet of office space in Bozeman, Montana. The lease term is for 180 months, with a firm term of 120 months. The space must be contiguous, preferably on the second floor or higher, and meet stringent security requirements including forced entry protection for windows and walls, fragment retention film, and considerations for roof and skylight security. Specific site requirements include setbacks from hazardous materials facilities, public defenders, ICE, probation offices, IRS, universities, and facilities deemed unacceptable by Tenant Security. Parking requirements are also detailed, with restrictions based on facility security levels. The space must be available 24 hours a day, 365 days a year, and include an elevator with override control, which must be on emergency power if located on the 6th floor or above. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards, and must not be in the 100-year flood plain. Entities are advised to familiarize themselves with telecommunications prohibitions under Section 889 of the FY19 National Defense Authorization Act.
