Description
This single-prime construction project requires comprehensive HVAC upgrades at the Gallipolis Developmental Center. The work includes replacing outdoor air-cooled chillers, chilled-water pumps, an air-handling unit, a VAV terminal unit, and associated controls; installing or modifying hydronic piping, ductwork, electrical components, sensors, actuators, and direct-digital-control systems; and performing air and water balancing, functional testing, startup, and commissioning. The drawings identify 40-ton, 70-ton, and 52-ton chillers, with chilled-water systems using 30% ethylene glycol. The project includes controls upgrades across multiple buildings and alternates for controls work in areas 6045, 6046, 6047, and 6048. The specifications identify Premier Energy Systems as responsible for installation and integration of the facility systems software with Automated Logic WebCTRL. The base bid estimate is $2,000,000, with four $32,000 controls alternates. Work must be completed within 294 consecutive days from the Notice to Proceed, and the project is subject to Ohio prevailing-wage, domestic-steel, and EDGE-program requirements.
