Description
Portland Public Schools seeks a Construction Manager/General Contractor to modernize the Grice-Adair Center for Educational Excellence. The scope includes preconstruction services; site investigations; selective demolition; tenant improvements; architectural, structural, plumbing, mechanical, electrical, fire protection, low-voltage, security, and telecommunications upgrades; new stairs and accessibility improvements; courtyard and site work; signage; and construction of learning, career and technical education, administrative, multipurpose, and community spaces. The project includes renovation of two existing buildings, with occupied-site coordination, LEED Silver design objectives, BIM and clash detection, constructability reviews, cost estimating, value engineering, scheduling, subcontractor procurement, and development of a Guaranteed Maximum Price. The selected CM/GC will manage construction, subcontractors, workforce and certified-business participation, student career-learning opportunities, workforce training and apprenticeship requirements, and an approved Respectful Workplace Program. The anticipated contract term is approximately January 2027 through July 2029, with preconstruction services preceding construction. Proposals are limited to 25 pages, must address the stated evaluation criteria, and must include the required proposer certification and reference forms, supporting company and team information, technical and project approach narratives, certified-business and workforce strategies, sustainability practices, and price proposal.
