Description
University Medical Center of El Paso is soliciting statements of qualifications from experienced architectural and engineering firms to perform a multidisciplinary Facility Condition Assessment and acquisition due diligence assessment for an approximately 50,000-rentable-square-foot, three-story medical office property with below-grade parking and associated site improvements. The work includes non-destructive field assessment and documentation review covering site and parking improvements, building envelope, roof, structural systems, mechanical, electrical, plumbing, medical gas and specialty systems, fire and life safety, accessibility, elevators, interior conditions, and mold/moisture screening. The selected consultant must develop an asset inventory, deficiency matrix, estimated remaining useful lives, repair and replacement recommendations, probable costs, a 10-year capital needs forecast, current replacement value assumption, Facility Condition Index, and an acquisition risk summary. The scope also requires coordination with a separate ambulatory surgical center assessment team. Optional owner-authorized services may include specialty testing, intrusive investigations, environmental or mold testing, detailed accessibility studies, repair design, permitting, bidding assistance, and construction administration. Responses must address firm qualifications, healthcare and comparable project experience, organizational structure, project team and key personnel, methodology, schedule, agreement exceptions, litigation and conflict disclosures, and the required UMC forms.
