Description
The Housing Authority seeks annual preventive maintenance for 169 existing Navien tankless water heaters, along with repairs and as-needed replacement installation. Preventive maintenance includes descaling and flushing, filter and component cleaning or inspection, diagnostics and operational testing, and inspection of venting, drainage, and connections. The contractor must replace the scale inhibitor filter cartridge annually and provide service reports after visits. For replacements, the Authority supplies the Navien unit and filter system; the contractor supplies installation materials such as pipes, fittings, and valves. Repairs and parts replacement beyond the stated scope require separate quotes and Authority approval. The base contract runs for three years, with up to two optional one-year extensions. The bid package requires pricing for the base term and both extension years, and includes a separate unit price for replacement installation. The award is to the lowest responsible bidder. References for at least four similar services currently under contract or completed within the past three years, a vehicle/equipment/personnel roster, and specified Section 3 labor-hour and employment information are required with the bid.
