Description
The contractor will provide scheduled preventative maintenance for the office’s HVAC and water-treatment equipment, including boilers, chillers, air handlers, pumps, water heaters, controls, and related systems listed in Schedule A. Work includes inspections, cleaning, adjustments, testing, filter and maintenance-related part replacements, seasonal start-up and shutdown tasks, and service documentation. The specifications generally call for quarterly visits, with different frequencies for certain equipment. The contractor must also perform an initial site inspection and develop a maintenance protocol and schedule. The scope includes responding to emergency service calls when requested, with a phone response within 30 minutes and on-site service within a timeframe agreed with the site property manager. Emergency work is outside the planned maintenance pricing and is invoiced separately. The bid package requires a minimum of 15% of the work to be performed by the prime contractor’s own forces; no more than 85% may be subcontracted.
