Description
The City of Springfield's Development and Public Works (DPW) department is soliciting written quotes for comprehensive building improvements at their Operations Division Administration Building located at 201 S. 18th Street, Springfield, OR 97477. The scope of work includes: 1. **Roof Repairs:** This involves repairing rotted wood in the existing roof structure according to structural engineer specifications, installing tongue and groove planking for covered walkways, plugging abandoned holes, installing new fascia and gutters, tying new gutters into existing downspouts, priming and painting replaced exterior materials, and installing tie-off points for roof accessibility. 2. **Roof Membrane Installation:** This includes installing R30 rigid insulation (base layer, tapered, and HD cover board), a 60-mil adhered TPO membrane roof, flashing all roof penetrations, and cleaning up debris. 3. **HVAC Installation:** This entails installing three ducted R32 fan coil units (FCUs) with heat recovery connected to one outdoor unit, including all necessary ductwork, insulation, refrigerant piping, condensate piping, thermostats, and controls. It also includes a mechanical permit, design and drawings, testing, adjusting, and balancing (TAB), a bathroom exhaust fan, and the removal and disposal of old HVAC ducting and components. 4. **Electrical Installation and Modifications:** This covers rerouting existing fiber optic cable, demolishing existing roof-mounted conduits, providing power and disconnects for new HVAC equipment, rerouting exposed electrical and data cables into cable trays or conduits, installing existing surface-mounted LED light fixtures, reinstalling surveillance cameras and office monitors, and installing additional electrical circuits, outlets, and data ports as needed. 5. **Interior Finishing:** This includes filling and patching holes in the exposed roof diaphragm and walls, applying paint to exposed materials (paint to be provided by the Owner), installing drywall (taped, textured, and painted), and replacing water-damaged drywall. Insulation will be installed in exterior wall gaps and above interior demising walls before drywall installation.
