The County of Erie is soliciting bids for annual preventive maintenance services for two 250-ton screw chillers (Model # 30HXC246) located at the Buffalo & Erie County Public Library's Central Library, 1 Lafayette Square, Buffalo, NY 14203. The contract period will be from August 15, 2025, through August 14, 2028. The required services include one annual spring startup, two routine operating inspections, and an annual inspection/preventive maintenance work-up. All parts must be OEM supplied or exceed manufacturer recommendations and comply with existing warranties. The successful contractor must have at least five OEM-trained technicians within a one-hour driving time of the location, with a minimum of two years of documented service history on the specified equipment. Emergency response within three hours and a local 24-hour answering service are also required. The annual maintenance report should include a comprehensive review of equipment operation, controls, safety features, and refrigerant levels, along with oil analysis and filter replacement. Routine inspections will involve checking general machine operation, controls, safety features, refrigerant charge, and logging various operational parameters.
