Description

Montgomery County is soliciting a single-prime construction contractor to remove two existing escalators connecting the plaza, mezzanine, and lower levels of its Administration Building and replace them with regular metal-pan stairs with concrete fill, one-hour fire-rated enclosures, guardrails, handrails, doors, and related structural work. The project also converts an existing west stair into a lower-level and mezzanine means of egress and includes associated concrete, steel, gypsum board, firestopping, fire protection, plumbing, HVAC, electrical, lighting, emergency communication, and life-safety work. A bid alternate covers replacement of lobby finishes, including flooring, ceilings, light fixtures, and HVAC devices. The engineer's estimate is $3,141,600, consisting of a $2,337,500 base bid and an $804,100 lobby-renovation alternate. A $50,000 contingency allowance is included for patching and repairing existing walls encountered during escalator demolition. The successful contractor must comply with Ohio prevailing-wage requirements, provide required bid security and post-award bonds, maintain specified insurance, submit qualifications and recent construction experience, and achieve substantial completion by December 31, 2027.
