Description
The Town of Bolton is requesting qualifications and proposals from architectural and engineering firms for the replacement of approximately 96,542 square feet of existing low-slope roofing systems and the repair or replacement of parapets at Bolton Center School. The design must address a fully adhered, two-ply modified-bitumen roofing system or equivalent; substrates, vapor barrier, insulation, protection board, flashings, boots, roof access ladders, internal and secondary drainage, existing drain piping, applicable codes, and a 30-year no-dollar-limit warranty with annual inspections. The design team must also perform a structural analysis addressing the new roof and residual capacity for potential future ballasted photovoltaic and HVAC installations. The scope includes conceptual and final design, drawings, specifications, cost estimates, bid documents, bidding-phase support, pre-bid and scope-review assistance, construction observation and administration, submittal and change-order reviews, payment-requisition review, punch-list support, and project closeout. The qualifications package must include a letter of interest, Connecticut architectural or engineering licensure, firm and staff profiles, financial information, subcontractor information, at least five similar completed school projects, project approach, contract-administration capabilities, experience with the Connecticut Office of School Construction Grants & Review, insurance compliance evidence, and the attached forms. The project is expected to be constructed during the summer of 2027.
