The U.S. Army Corps of Engineers is soliciting offers from lessors for approximately 2,492 usable square feet of commercial retail or office space within a quarter-mile radius of 5854 S Hulen St, Fort Worth, Texas, and within ZIP Code 76132. The space must provide a secondary egress, parking for eight government vehicles at all times, additional parking for employees and customers, prominent signage, and access 24 hours per day, seven days per week. The site may be excluded if adjacent to specified incompatible businesses. The lessor must provide daytime janitorial services, utilities, maintenance, construction and security improvements, a completed Rental Proposal Worksheet, proof of active SAM registration including an active CAGE code, and the existing floor plan. Construction requirements include architectural and engineering drawings, accessibility and life-safety compliance, HVAC and electrical work, communications infrastructure, video intercom entry control, CCTV/NVR security systems, signage, finishes, and a certificate of occupancy. Janitorial services include recurring trash removal, floor and restroom cleaning, supplies, window cleaning, carpet extraction, HVAC-intake cleaning, and related periodic maintenance. The lease is generally negotiated for five years but permits Government termination with notice; firm-term proposals are generally not considered.
