Description
The City of Miamisburg seeks bids to renovate the historic Carnegie Library for use as a Veterans and First Responders Museum. Base-bid work includes selective interior demolition and structural work; interior finishes and carpentry; plumbing, mechanical, and electrical work; exterior restoration and window work; and new entry construction. The City will purchase the platform lift equipment, while the contractor must construct the shaft and provide complete lift installation, testing, and related trade work. Exterior site demolition and brick tuckpointing are separate add alternates. Roof replacement is not included. Bidders must include prevailing-wage costs and provide bid security in bond form equal to 100% of the bid, including alternates. The project total estimate is $800,000, comprising a $600,000 bid-cost estimate and $200,000 for city-purchased equipment and contingency. The contractor must provide insurance certificates and maintain specified coverage, including $1 million combined single-limit general and automobile liability per occurrence and $1 million underground property damage and collapse hazard coverage. The work is a one-time renovation project; the City anticipates completion and acceptance by August 1, 2027, with the binding completion date to be set in the approved contract.
