Description

The U.S. Army Corps of Engineers is soliciting offers for approximately 6,533 square feet of fully serviced office space within the area bounded by County Line Road, Silver Spring Drive, North 107th Street, and Lannon Road in Wisconsin. The space must support the required recruiting-office floor plan, 24-hour unrestricted access, secondary egress, communications infrastructure, lighted parking for nine government vehicles, additional employee and customer parking, prominent signage, and daytime janitorial services. The lessor must provide a completed USACE Proposal to Lease Space worksheet, proof of active SAM registration and CAGE code, a proposed floor plan, and three complete construction bids covering the required build-out. The build-out includes architectural finishes, HVAC, plumbing, electrical and communications infrastructure, CAT-6 wiring, video intercom entry control, CCTV/NVR security, window and door security treatments, signage, fire and life-safety equipment, and related permits and fees. The lease is contemplated for up to five years with government termination rights, and the lessor is responsible for janitorial services and associated supplies throughout the lease term.
