The Albany County Pine Hills Land Authority (ACPHLA) is seeking a qualified developer to acquire and redevelop 3.27 acres of land on the former College of Saint Rose campus into a mixed-use development. The project, referred to as 'Reimagine Saint Rose - Phase 1', requires the selected developer to design and construct a mixed-use development incorporating public spaces, amenities, and potentially first-floor retail/commercial spaces with multi-family housing. The ACPHLA was created to acquire and reposition the former campus. The selected developer will be expected to work closely with the ACPHLA, stakeholders, and the community throughout the design and development process. The project envisions new construction that will introduce a streetscape and curb presence aligned with the evolution of Western Avenue into a commercial corridor. The ACPHLA intends to maintain ownership or long-term control of the public spaces and prefers respondents with experience in public-private partnerships and mixed-finance development. The developer will be responsible for securing all necessary project approvals, permits, and financial commitments.
