Description

San Mateo County is soliciting a general contractor for the renovation and modernization of County Office Building 1 at 455 County Center. The project includes interior remodeling of portions of Level 1 and all of Level 2, including demolition; non-load-bearing partitions; suspended acoustic ceilings and lighting; doors, frames, and hardware; finishes; and mechanical, electrical, and plumbing systems. The scope also includes fire alarm and fire suppression systems, audiovisual equipment for Conference Room 101, expansion of access control to new doors, limited signage, and related basement equipment and plumbing connections. The contractor must perform hazardous materials remediation associated with asbestos-containing materials, lead-containing and lead-based paint, presumed PCB lighting ballasts, fluorescent lamps, batteries, refrigerants, and other regulated materials. The work will occur in an occupied facility and requires coordination of phased construction, temporary protections and utilities, prevailing-wage and Project Labor Agreement compliance, California Class B general-contractor licensing, Department of Industrial Relations registration, insurance, and applicable abatement certifications. The engineer's estimate is $13,000,000 to $15,000,000. The contract term is 204 calendar days beginning the day after the Notice to Proceed, with Level 1 work required by May 9, 2027 and Level 2 work targeted for June 30, 2027.
