Description
The contractor will provide title and escrow services to support the assignment and transfer of up to 375 existing loans affecting approximately 250 properties in Lindsay, California. Work includes preparing preliminary title reports; obtaining signatures and notarizations and recording mortgage note, deed of trust, and covenant assignments; handling reconveyances and partial reconveyances as directed; and issuing ALTA lender’s title insurance policies. The scope also includes up to three mobile notary visits. Most work is to be performed remotely, with in-person actions required for mobile notarization and physical document recording. Bidders must meet specified California title and escrow licensing and authorization requirements, including the ability to serve properties in Lindsay. The award is based on the lowest responsive and responsible bid, subject to applicable state preferences and incentives. The agreement is expected to run for one year, with two optional 12-month extensions.
