Description
Invest Atlanta and the Urban Residential Finance Authority of the City of Atlanta are establishing a qualified pool of Georgia-licensed attorneys and law firms to conduct residential real estate closings for buyers receiving down-payment and closing-cost assistance. Services include title review and clearance, preparation or review of mortgage and subordinate-loan documents, in-person attorney-supervised closings, explanation of closing terms, management and disbursement of closing funds through an IOLTA or trust account, title insurance issuance, recording, and post-closing document delivery and corrections. Respondents must demonstrate Georgia Bar licensure and good standing, relevant affordable-homeownership or down-payment-assistance closing experience, capacity, trust-account controls, professional liability insurance and fidelity bond coverage, an active Georgia business license or registration, and compliance with applicable E-Verify, SAVE, conflict-of-interest, non-collusion, and attorney-supervision requirements. The qualified attorney acceptance period is stated to run through December 31, 2029, unless terminated earlier or program funds are depleted. Responses must include the required organizational, qualifications, experience, compliance, fee, financial-capacity, insurance, and certification materials.
