Description

The U.S. Army Corps of Engineers is seeking expressions of interest from property owners, developers, or authorized representatives for a fully serviced, turnkey lease to house a U.S. Army Reserve Center and associated support facilities. The requirement is for approximately 18,000 to 23,000 ABOA square feet, with no more than 25,000 rentable square feet, consisting of contiguous administrative offices, training rooms, and secure warehouse or storage space. The property must provide ground-floor access, a warehouse with a minimum 14-foot clear ceiling height and 150 pounds-per-square-foot floor capacity, at least one grade-level drive-in door or dock-high loading bay, unrestricted 24/7 access, and dedicated parking for at least 150 privately owned vehicles and five government vehicles. The site must be within 50 miles of downtown West Bend, Wisconsin and outside a 100-year flood hazard zone. The lease is structured as a one-year firm term with four consecutive one-year renewal options, for a possible five-year duration. The lessor must provide operating expenses, utilities, taxes, maintenance, janitorial services, trash removal, property insurance, and turnkey tenant improvements meeting applicable accessibility, fire safety, antiterrorism, and security standards. Expressions of interest must include property, space, site-plan, ownership or authorization, zoning and floodplain, and delivery-timeline information.
