Description
The Town of Bolton is soliciting architectural and engineering services for the replacement of approximately 96,542 square feet of existing low-slope roofing at Bolton Center School and the repair or replacement of existing parapets. The design must address a fully adhered, two-ply modified-bitumen roof system; substrates, vapor barrier, insulation, protection board, flashings, roof access ladders, internal and secondary drains, existing drain piping, and related components. The design team must also perform a structural analysis addressing roof capacity and potential future ballasted photovoltaic and HVAC installations. A protective walk-pad system is identified as a bid alternate. The scope includes conceptual and final design, drawings, specifications, cost estimates, bid documents, bidding-phase support, addenda, bid analysis, construction administration, construction observation, submittal and change-order reviews, payment-requisition review, punch-list assistance, and project closeout. The team is expected to attend specified owner, state review, bidding, and construction meetings. Required qualifications and submittals include Connecticut architectural/engineering licensure, firm and staff profiles, financial information, similar project experience including at least five completed school projects, project references and performance data, project approach, contract-administration capabilities, experience with the Connecticut Department of Administrative Services Office of School Construction Grants & Review, evidence of insurance compliance, and the attached forms.
