Description
The City seeks an architecture and design consultant to create a catalog of pre-approved, permit-ready plans for accessory dwelling units, row buildings or townhomes, multi-unit houses with four to eight units, and duplexes. The work includes zoning and code analysis; stakeholder and public engagement; three-dimensional massing models and three design variations for each housing type; design testing and revisions; and presentations to the public and City Council. The City may later amend the contract to add other housing types. Final deliverables include an illustrated catalog and complete architectural and construction drawing sets suitable for permitting, with floor plans, key mechanical, plumbing, and electrical information, elevations, structural and framing details, and other typical construction details. The consultant must also provide construction cost estimates for each housing type with an inflation escalator. Proposals must include the requested project approach, qualifications, comparable project experience, sample plans and catalog pages, subcontractor information, detailed fees in a separate sealed envelope, an insurance-requirements acknowledgment, and references.
