Description
The University of Texas Health Science Center at Houston seeks qualifications from an architect/engineer firm for professional design services for the rehabilitation and repurposing of an existing, approximately 231,700-square-foot building. The planned renovation includes wet and dry research laboratories, vivarium and support areas, administrative space, a School of Nursing skills lab, and updates to classrooms, auditorium, public areas, building systems, and accessibility and life-safety features. The project uses a Construction Manager at Risk delivery method and includes a hybrid consultant-selection approach. Respondents must submit qualifications addressing firm and team experience, availability, financial stability, project-team organization, relevant project performance and references, design and construction-administration capabilities, and understanding of the owner's agreement and standards. The solicitation excludes fee and pricing information from the qualifications. A completed VetHUB subcontracting plan is required with the response; the qualifications process is two-step, with interviews for selected firms. The stated preliminary project cost is $170 million, with a preliminary construction cost limitation of $9.28 million for the architect/engineer.
