Description

The General Services Administration is seeking approximately 5,972 ABOA square feet of contiguous office space within a delineated area bounded by West 9th Street, N. Congress Avenue, West Cesar Chavez Street, and West Avenue in Austin, Texas. The requirement includes 14 reserved structured or inside parking spaces, public parking within six blocks, nearby transit and amenities, a fully serviced lease, and space presenting the appearance of a dignified and professional law office. The building may not be co-located with specified law enforcement agencies and must meet federal requirements for accessibility, fire and life safety, security, seismic safety, sustainability, floodplain avoidance, and telecommunications restrictions. The facility is designated Facility Security Level II, with associated access control, critical-area security, visitor control, and security-system requirements. The lease term is 15 years, including a 10-year firm term, with government termination rights after the firm term. The lessor must provide tenant improvements, building-specific security improvements, utilities, janitorial and maintenance services, and related design and construction management. The tenant improvement allowance is $52.48 per ABOA square foot, and the building-specific amortized capital allowance is $12.00 per ABOA square foot. Offers must include the prescribed lease proposal and cost forms, ownership and financing documentation, zoning and property evidence, plans, applicable fire and life-safety materials, energy and environmental documentation, and broker commission materials. Submission is through the Requirement Specific Acquisition Platform (RSAP) at leasing.gsa.gov; paper submissions are not permitted unless authorized by the Lease Contracting Officer.
