Description
The Town of North Kingstown is offering its municipally owned Oak Hill Property for sale and redevelopment on an "as-is, where-is" basis. The property comprises approximately 3.93 acres at 55 Oak Hill Road, including multiple assessor's lots, an existing residential-style structure, municipal water and electric availability, no current public sewer service, groundwater recharge overlay requirements, and portions within an AE flood zone. The Town does not prescribe a preferred use and welcomes creative, financially feasible proposals that represent the property's highest and best use and provide long-term economic and community benefits. Proposals must include a redevelopment concept and general narrative, site plan or sketch with basic elevation renderings, development-team information, purchase-price and transaction terms, proposed uses and project configuration, regulatory and permitting strategy, schedule, comparable development experience and references, evidence of financial capacity, a project pro forma, and applicable corporate and ownership documentation. The selected respondent will be responsible for due diligence, environmental and engineering investigations, permits, approvals, and redevelopment costs. One original, three hard copies, and one electronic copy on a thumb drive are required, delivered by mail or hand delivery in a sealed envelope by November 9, 2026, at 2:00 PM.
