The Department of Veterans Affairs is soliciting proposals for a fully serviced, turnkey lease of approximately 13,200 ANSI/BOMA Occupant Area (ABOA) square feet of contiguous space to establish a community-based outpatient clinic (CBOC) in Defiance, Ohio. The space must be located within a defined area of consideration and include 66 surface parking spaces. The lease term options are 15 or 20 years with firm terms of 10 or 15 years. The successful offeror will be responsible for designing and constructing tenant improvements, building-specific amortized capital (BSAC) security upgrades, and providing all utilities, janitorial services, and maintenance. The clinic will include exam rooms, a procedure room, physical therapy, mental health counseling, laboratory, and administrative spaces. Security requirements include physical access control, intrusion detection, video surveillance, duress alarms, and a nurse call system. This solicitation is set aside for Service-Disabled Veteran-Owned Small Businesses (SDVOSB).
