PROJECT Garrett Public Library Renovation 107 West Houston Street Garrett, Indiana 46738 OWNER Garrett Public Library 107 West Houston Street Garrett, Indiana 46738 ARCHITECT Arkos Design 117 Lincolnway West Mishawaka, Indiana 46544 PROJECT DESCRIPTION The Project consists of selective demolition and interior renovation of the existing library, a vestibule addition, and related sitework. The renovation affects approximately 18,000 square feet and includes flooring; painting; cabinetry; interior metal stud and gypsum board partition walls; acoustical ceilings; remodeling of restrooms; and selective replacement of lighting and HVAC systems. Alternates for site improvements include selective removal and replacement of concrete, asphalt, and landscape. Other Work as indicated in the Contract Documents. Work will be under a single prime contract. 1.2 BID SUBMITTAL AND OPENING The Owner will receive sealed lump sum bids until the bid time and date at the location given below. The Owner will consider bids prepared in compliance with the Instructions to Bidders issued by the Owner, and delivered as follows: BID DATE/TIME October 1, 2026, 1:00 p.m. (local time). LOCATION Garrett Public Library 107 West Houston Street Garrett, Indiana 46738 Attention: Nicholas Stephan, Executive Director Bids will be publicly opened and read aloud thereafter. Bids received after that time will be returned unopened. The Owner reserves the right to reject any and all bids and to waive informalities and irregularities. Garrett Public Library Renovation 2511.02 1.3 BID SECURITY Advertisement for Bids 00 11 13 1 Bid security shall be submitted with each bid in the amount of five (5) percent of the bid amount. No bids may be withdrawn for a period of sixty (60) days after the opening of bids. 1.4 PREBID MEETING A Prebid meeting for all bidders will be held at Garrett Public Library on Thursday, August 27, 2026, at 10:00 a.m. local time. Insurance in a form acceptable to the Owner will be required of the successful Bidder. An out-of-state contractor will be obligated to show proof that they are registered with the Indiana Secretary of State to conduct business in the State of Indiana. Bid proposals shall be properly and completely executed on the Bid Form provided. Each bid proposal shall be accompanied by an executed non-discrimination commitment (as included in the Supplementary Bid Form) and the State Board of Accounts Form 96, as required by the statutes of Indiana. 1.8 A.
