Description
Chapel Hill Independent School District is soliciting proposals from qualified commercial roofing contractors for the complete replacement of the existing flat roof system at Bloodsworth Gym. The work includes tear-off and disposal of existing roofing, inspection and replacement of deteriorated decking, EPS flute filler, cover board, treated perimeter wood, a 60-mil TPO membrane roofing system with RhinoBond attachment or approved equal, flashing, penetrations, curbs, edge metal, gutters, downspouts, drainage corrections, and project-specific wind-uplift engineering. Contractors must provide all labor, materials, equipment, supervision, permits, inspections, safety measures, cleanup, temporary weather protection, and incidental work necessary for a complete, code-compliant, watertight, and warranted roofing system. The proposal must include a complete base bid, unit pricing for potential additional work, proposed mobilization and project duration, required certifications and acknowledgments, insurance information, and three references for comparable services. The contractor must coordinate manufacturer inspections, provide a minimum 20- to 25-year manufacturer roof-system warranty and a five-year workmanship warranty, perform preventive maintenance for at least five years, respond to emergency leaks within 24 hours, and provide required closeout documentation. The solicitation also includes campus safety, background-check, subcontractor, regulatory-compliance, and insurance requirements.
