Description
The Housing Authority of the City of Aurora is requesting qualifications and proposals from a Construction Manager/General Contractor for the renovation and potential addition to the 38-unit Residences at Trolley Park multifamily property. The scope includes preconstruction design-assist services, existing-condition review, estimating, value and system analysis, constructability reviews, scheduling, procurement planning, guaranteed maximum price development, and coordination supporting anticipated Low-Income Housing Tax Credit financing. Construction services will include renovation of occupied apartment and townhouse buildings, drainage and water-intrusion corrections, roof replacement, mechanical, plumbing, electrical, HVAC, flooring, cabinetry, appliance, elevator, fire-safety, and accessibility improvements, along with common-area and site work. The contractor will manage subcontractors, safety, quality, cost, schedule, documentation, resident-impact mitigation, closeout, training, and warranty services. The estimated construction budget is $10 million to $14 million, and the anticipated contract structure is cost-plus with a guaranteed maximum price. The project is subject to prevailing-wage requirements and includes a 12- to 16-month anticipated construction duration.
