Description
The Town of Argyle is soliciting a construction manager at risk for preconstruction and construction services for a new law enforcement center. The selected firm will assist with design completion, materials and systems evaluation, construction documents, cost estimating, scheduling, subcontractor bidding, construction, and project closeout. The contract will use a cost-of-work-plus-fee structure with a Guaranteed Maximum Price, and selection will be based on demonstrated competence and qualifications rather than competitive bidding. The estimated funding for building and site improvements is $5.5 million to $6.5 million, excluding site acquisition, off-site infrastructure, professional fees, and furniture, fixtures, and equipment. The solicitation requires qualifications and project information, including comparable project experience, team qualifications, project approach, fee proposal, safety record, legal and compliance information, bonding capacity, insurance coverage, and specified signed forms and affidavits. A non-mandatory virtual pre-bid meeting is scheduled for September 8, 2026, and the electronic proposal is due by 2:00 p.m. Central Time on September 22, 2026.
