Description

The City of Port Huron is seeking proposals from qualified developers to purchase and redevelop a vacant 1.03-acre riverfront property at 2400 Forest Street. The City prioritizes high-quality housing that adds lasting community value, activates the riverfront, complements the waterfront character, and supports a vibrant neighborhood core. Proposals may include attached or detached market-rate housing and medium-density development of approximately three to six stories; affordable and workforce housing are encouraged where applicable. Each proposal must include a development concept with proposed units, square footage, height and massing, site plans or conceptual architectural materials, public-space and riverfront-access features, similar-project information, a development team and relevant experience, a financial proposal including purchase price and total project budget, evidence of financial capacity, and an implementation strategy covering the project timeline, community engagement, risk mitigation, delivery approach, and contingencies. The selected team may enter a pre-development agreement followed by a final development agreement containing benchmark timelines, minimum development requirements, and a property reversion clause.
