Description
The U.S. Government, through the General Services Administration’s Public Buildings Service, is seeking competitive lease proposals for 2,900 to 3,800 ABOA square feet of office space within a delineated area covering multiple cities in Contra Costa County, California. The lease term is 15 years, with 13 years firm, and includes two reserved parking spaces. The offered space should be move-in ready or second-generation office space requiring minimal construction, with an existing office build-out and building systems. Required features include offices, workstations, conference and training rooms, reception, server space with 24/7 cooling, printer/copier/fax/mail, file and storage rooms, a break room, and a 40% circulation factor. Transit access must generally be within a walkable 0.5-mile radius. Offers will be evaluated on a lowest-priced, technically acceptable basis without negotiations. The offer must include photos, PDF and CAD floor plans, a schedule feasibility narrative addressing post-award deliverables and risks, and proof of ownership, control, or authorization to represent the owner. The offeror must also demonstrate the ability to meet the post-award schedule; identification of an architect/engineer and at least two general contractors is required before award if the offeror is selected as the apparent successful offeror. Subleases will not be considered.
