Description
Columbus State University is seeking a Program Manager to oversee the renovation of the historic One Arsenal Place building, a approximately 67,000 square-foot load-bearing masonry building constructed circa 1850. The project includes assessment of existing building systems (HVAC, plumbing, electrical, envelope, roof), ADA compliance, and upgrades to interior spaces and the central courtyard. The project will incorporate sustainable design concepts and requires Georgia Peach certification. The delivery method will be Construction Management at Risk (CMAR). The total project budget is estimated at $18,900,000, with a preliminary construction cost of $13,500,000. The Program Management Base Fee is approximately $245,000 for Phase I (Predesign) and Phase II (Preconstruction) services. The design professional's services are anticipated to commence by Fall 2026, with construction documents expected in Winter 2027. The Program Manager will represent the Owner and Columbus State University throughout the programming, planning, design, and pre-GMP construction phases, ensuring quality, budget, and schedule adherence.
