Description
The City of Dearborn is soliciting bids to install fan coil units in two city-owned housing buildings. The City will provide the fan coil units; the contractor must provide new supply grilles, remove and replace units in existing wall cavities, reconnect supply and outside-air ductwork, piping, valves, condensate, electrical wiring, and low-voltage controls, install a new 1-inch PVC condensate drain main for each riser section, perform required fire caulking and water balancing, obtain and pay all permits and fees, and provide commissioning, testing, cleanup, and debris disposal. Drywall and other architectural work are excluded from the mechanical contractor’s scope. Pricing must address both a standalone single-riser project and a continuous whole-building replacement schedule covering 18 risers at O’Reilly Manor and 15 risers at Sareini Manor. The continuous schedule must account for 30- to 60-day intervals between riser projects for resident relocation and construction closeout, while the project is expected to take years because of its complexity. The City states that there is no guarantee of future work for the standalone scenario, and the City will manage storage and availability of units at O’Reilly Manor or the Department of Public Works.
