Description
The University of Minnesota is soliciting a fixed lump-sum proposal for construction services to replace and upgrade the HVAC infrastructure serving the Andersen Horticulture Library and Rare Books Library in the Leon C. Snyder Building. The work includes structural modifications; installation of cooling units, coils, VAVs, ductwork, piping, and low-voltage controls; relocation of an existing humidifier; testing and commissioning support; electrical circuit and disconnect work; architectural repairs; and temporary removal, salvage, and reinstallation of existing library shelving. The contractor must coordinate work in occupied facilities, protect rare-book collections and adjacent public areas with containment and dust-control measures, manage utility outages and site logistics, secure permits, comply with prevailing-wage requirements, and provide a construction logistics plan. The proposal requires a base bid plus itemized pricing for three alternates, team qualifications and recent comparable project experience, a project approach and work plan, a draft critical-path schedule, project cost information, responsible-contractor compliance documentation, and safety information. The total construction budget is $575,000, and substantial completion is required by February 26, 2027.
