Description

The New Jersey Economic Development Authority is soliciting qualified respondents to purchase or enter into a long-term ground lease with mandatory purchase for redevelopment of Block 254, Lot 10, a 273-space commuter parking lot adjacent to the New Jersey Transit Linden Train Station. Proposals may use a fee-simple purchase or a ground lease structure and must address the property's as-is, where-is condition, environmental considerations, NJ Transit access and setback rights, replacement commuter parking, and applicable redevelopment, zoning, permitting, and approval requirements. Respondents must submit a detailed Project Plan covering proposed mixed-income residential and other uses, unit mix and building types, sustainable design, conceptual site plans and elevations, parking, ownership structure, project financing and operating pro formas, development schedule, property management, market demand and feasibility, development-team and contractor experience, financial statements, and mandatory compliance forms. At least 20% of total units must be reserved for low- and moderate-income housing. The minimum acceptable fee-simple purchase price is $6,820,000. Responses may be submitted for purchase, ground lease with mandatory purchase, or both independently.
