Description
San Buenaventura Housing Authority, on behalf of Pasteur Court LP, is seeking a qualified general contractor to provide preconstruction and construction services for Pasteur Court Apartments, a new 33-unit affordable and supportive housing community. The project includes a three-story residential building with 30 one-bedroom units, three two-bedroom units, common areas, supportive-services offices, a community room, laundry facilities, a rooftop deck, parking, electric-vehicle charging stations, solar photovoltaic systems, and related site work. The selected contractor will provide constructability reviews, value engineering, cost updates, scheduling, subcontractor coordination, preliminary and final guaranteed maximum pricing, open-book cost management, construction administration, and construction of the project. Proposals must address comparable multifamily and supportive-housing experience, project staffing, financial and bonding capacity, safety and legal history, insurance and OCIP experience, preliminary schedule, GMP and cost breakdown, self-performed work, project controls, Section 3 and local outreach, and project risks. The anticipated construction period is approximately 22 months beginning in March 2027, subject to project financing and a 9% Low-Income Housing Tax Credit award.
