The U.S. Army Corps of Engineers is soliciting offers from lessors for approximately 1,649 usable square feet of commercial retail or office space for an Armed Forces Career Center. The space must be within a one-quarter-mile radius of 5090 S 7th Street in Terre Haute, Indiana, within ZIP Code 47802, and must provide a secondary egress, parking for five government vehicles at all times, additional parking for employees and customers, prominent signage, utilities, and daytime janitorial services. Locations adjacent to specified incompatible businesses may be eliminated. The lessor is responsible for required alterations and build-out, architectural and engineering drawings, permits, accessibility, HVAC and building systems, fire and life-safety features, communications infrastructure, video intercom entry control, CCTV/NVR security systems, signage, maintenance, snow removal, landscaping, and other lease obligations. Offers must include a completed Rental Proposal Worksheet, proof of active SAM.gov registration including an active CAGE code, and the existing floor plan. The lease is generally negotiated for five years but includes Government termination rights, and five-year firm terms are generally not considered.
