The U.S. Army Corps of Engineers is seeking alternate nonresidential office space of approximately 4,000 square feet in Independence, Missouri. The selected lessor must provide a tenantable facility and complete required alterations and build-out in accordance with the provided floor plan and construction and security specifications. Requirements include architectural and engineering drawings, HVAC, electrical and plumbing systems, accessibility, fire protection, communications infrastructure, video intercom entry control, closed-circuit television with network video recording, signage, furnishings and finishes, utilities, maintenance, landscaping, snow and ice removal, and other building services. The lease also includes recurring janitorial services, including trash removal, vacuuming, floor and hard-surface cleaning, high-touch disinfection, restroom cleaning and supplies, dusting, window cleaning, carpet extraction, light-fixture cleaning, HVAC-intake cleaning, and replacement of burned-out lamps. The attached rent proposal worksheet requests annual pricing for base rent, taxes, insurance, common-area maintenance, HVAC maintenance, interior maintenance, parking, janitorial services, utilities, and related costs. The worksheet states a five-year lease term and requires evidence of ownership interest to be attached to the offer.
