Description
The U.S. Army Corps of Engineers is soliciting offers for a fully serviced, turnkey lease of approximately 3,676 gross square feet and at least 3,192 net square feet of retail space for an Armed Forces Career Center in Gresham, Oregon. The space must be within the area bounded by NW Division Street, U.S. Highway 26, SE 242nd Avenue, and NW Eastman Parkway, and must provide nine government vehicle parking spaces, 24/7 access, accessible sidewalks, suitable retail surroundings, and compliance with fire, life-safety, accessibility, environmental, seismic, and security requirements. The five-year lease must include base rent, common-area maintenance, utilities, janitorial services, maintenance, and tenant alterations. Required improvements may include architectural and engineering design, build-out, communications infrastructure, video intercom entry control, CCTV/NVR systems, signage, fire and safety equipment, and related construction work. Offerors must submit the completed Rental Proposal Worksheet, applicable construction pricing worksheet, annual cost statement, applicable representations and certifications and seismic forms, evidence of ownership or control, and any other required materials. Existing-space offers require the Rental Proposal Worksheet; new-build-out offers also require at least three contractor bids and the Construction Specifications Bid Proposal Worksheet.
