Description
The City of Pawtucket is soliciting a Construction Manager at Risk to provide preconstruction, bidding, construction, and closeout services for Phase 2 of its City Hall administrative office relocation. The project involves renovating approximately 42,000 gross square feet at 100 Freight Street, including demolition and construction of interior walls, finishes, doors, millwork, HVAC, electrical, fire alarm, sprinkler, plumbing, communications, access control, security, and audiovisual systems. The Construction Manager will coordinate work performed by City-procured furniture and equipment vendors and deliver the project under a modified AIA A133-2019 agreement using cost of the work plus a fee with a Guaranteed Maximum Price. Required proposal content includes the firm's approach, project team, relevant CM-at-Risk experience, five comparable projects completed within the last ten years, safety and workers' compensation experience-modification-rate documentation, at least four project references, a proposed schedule, a conceptual construction cost estimate, and the fee proposal materials. The project is subject to Rhode Island prevailing-wage requirements. The selected Construction Manager must provide 100% performance and payment bonds covering the final GMP during construction, maintain specified insurance coverage, and coordinate extensive low-voltage, video surveillance, access control, intrusion detection, telecommunications, and audiovisual work.
