Description
The City of Newport is soliciting proposals from qualified development teams to purchase and redevelop a 0.415-acre, five-parcel assemblage at 609, 613, and 615 Monmouth Street and 612–616 Dayton Street. The project is intended to deliver substantial, higher-density development while maintaining active, pedestrian-oriented ground-floor uses and using the Dayton Street frontage for parking, loading, and service access. The City places particular emphasis on adaptive reuse and preservation of the street-level facades at 609 and 613 Monmouth Street, restoration and incorporation of the neon signage associated with the former Brass Ass, contemporary infill at 615 Monmouth Street, and a well-designed Dayton Street elevation. Proposals must address the development concept, concept design, financial proposal, schedule, parking strategy, development team qualifications, comparable completed projects, contingencies, and acceptance of development-agreement terms. The selected respondent will negotiate a development agreement before conveyance.
