Description
The City of North Olmsted is seeking a statement of qualifications from an architectural firm with at least 10 years of preservation-architecture experience to provide full planning and design services for Phase II, consisting of first-floor renovation and retrofit of Old Town Hall. Work must comply with the Secretary of the Interior’s Professional Qualification Standards and applicable historic-preservation standards. The scope includes demolition and new construction plans, preservation and refinishing recommendations for intact finishes and flooring, mechanical/electrical/plumbing design, ventilation and exhaust, plumbing and gas systems, lighting, interior design concepts, detailed cost and fee breakdowns, and an opinion of probable cost. The selected firm will also provide construction administration, including the pre-bid meeting, schedule review, pay-application review, shop-drawing and RFI processing, change-order documentation, specifications, on-site representation, punch-list and closeout work. The SOQ must address firm and personnel qualifications, relevant preservation and rehabilitation experience, municipal or institutional references, technical consultants, project approach, quality control, cost management, schedule management, conflicts of interest, financial resources, insurance coverage, and an estimated fee and project schedule. The SOQ is limited to 75 pages, including resumes, forms, and pictures, and must include a project timeline. Construction is anticipated to commence in Spring 2027.
