Description
Clark County is soliciting proposals from an experienced operator to lease and operate the approximately 132-acre Tri-Mountain Golf Course in Ridgefield, Washington. The facility includes an 18-hole public golf course, clubhouse with restaurant, banquet facility, outdoor seating and pro shop, driving range, putting course, maintenance buildings, golf-cart operations, and related structures. The selected operator must preserve the course's primary golfing purpose, provide an affordable and family-friendly public experience, and manage course, clubhouse, driving-range, golf-cart, programming, marketing, personnel, budgeting, accounting, maintenance, and administrative operations. The operator will be responsible for future operating and capital costs, including equipment, repairs, maintenance, and improvements. The proposal must include an operating model, business plan with five-year revenue and expenditure forecasts, user fees and membership options, a facility improvement plan covering required and phased improvements, proposed annual lease payments and capital investment, at least three operating references, and a single point of contact. The initial lease term is ten years, with four potential additional ten-year terms; the course is to remain operational and accessible to the community.
