Description
The U.S. Department of Veterans Affairs is soliciting a fully serviced lease for a new construction community-based outpatient clinic in South Palm Beach County, Florida. The facility will provide primary care, specialty care, mental health, audiology, eye care, physical medicine and rehabilitation, prosthetics, imaging, laboratory, logistics, police, and support services. The updated program provides 31,153 net square feet and 46,730 gross square feet, with a maximum of 53,740 ABOA square feet, up to 63,086 rentable square feet, and 350 on-site parking spaces. The facility may occupy one or up to two contiguous floors and must meet Facility Security Level II, accessibility, life-safety, environmental, historic-preservation, information-technology, and minimum Two Green Globes requirements. The lessor is responsible for design, construction, tenant improvements, utilities, and ongoing operations and maintenance, including janitorial, HVAC, landscaping, security, and other fully serviced lease obligations. The lease offers a 15-year or 20-year firm-term alternative, with lease commencement upon acceptance and substantial completion anticipated approximately 28 months after award. The project room contents list identifies extensive clinic furniture, fixtures, information-technology systems, diagnostic and imaging equipment, laboratory equipment, rehabilitation equipment, security equipment, and other medical equipment. Initial offers must be submitted in four electronic volumes, including technical, price and financial, environmental and historic-preservation, and additional submittals. Amendment 2 extends the initial-offer deadline to 5:00 p.m. Eastern Time on October 2, 2026, and requires acknowledgment of the amendment.
