Description
The Town of Orono is seeking a qualified firm to serve as the Town's independent owner's representative during construction and project closeout for the Orono Public Library Expansion Project. The project will expand the existing approximately 6,600-square-foot library to approximately 15,507 square feet through front and rear additions and limited renovations. Estimated construction costs are approximately $5.5 million, while the overall project budget is up to $8.6 million, including design and engineering, construction, contingencies, furnishings and equipment, owner costs, and related expenses. Services include budget and contingency monitoring, review of contractor pay applications, change-order evaluation, schedule and progress monitoring, construction-meeting attendance, site visits and construction observations, risk and issue-resolution support, project reporting, and construction closeout assistance. The representative will act solely in an advisory capacity and may not direct the contractor, modify contract requirements, approve changes, or otherwise act on behalf of the Town. Proposals must include a cover letter, firm qualifications and relevant experience, proposed project lead and key personnel, service approach, three professional references, fee proposal, and availability and capacity statement.
