Description
The Department of Veterans Affairs is soliciting offers for a fully serviced lease of up to 24,000 ANSI/BOMA Occupant Area square feet of contiguous clinical space for a Women's Health Clinic. The space must be in a modern, quality building, preferably newly built or renovated, and must include 100 secured and illuminated surface parking spaces reserved for Government use. The lease term is 20 years, consisting of 15 firm years and 5 soft years, with Government termination rights after the firm term. The lease term is expected to commence on or about June 30, 2027, or upon acceptance of the space, whichever is later. The successful lessor must design, construct, and maintain the clinic build-out, including reception, lobby, exam and procedure rooms, offices, counseling and conference space, restrooms, kitchen and break areas, telecommunications infrastructure, finishes, signage, HVAC, electrical, plumbing, and accessibility features. The lessor must also provide fully serviced janitorial, security and CCTV monitoring and maintenance, access control, guest Wi-Fi, utilities, landscaping, maintenance, and no-charge overtime HVAC. Facility Security Level II requirements include lessor-designed and maintained video surveillance, intrusion detection, duress alarm, access control, security testing, and related security improvements. Offers must include technical, financial, ownership, zoning, environmental, seismic, fire and life-safety, energy, past-performance, project-management, operations, and pricing information using the specified forms and narratives.
