The project renovates approximately 8,500 square feet of office space. The itemized scope includes demolition and site work; concrete work; new and modified partitions, doors, frames, glazing, ceilings, flooring, and paint; and modifications to fire sprinklers, HVAC, electrical, and fire alarm systems. The estimate totals $278,046, including contingency and overhead and profit. The budget document cautions that it is for pre-construction use and may not represent the final scope or bid amount. The sole-source justification identifies A&B Builders as the required general contractor because the building owners require their approved contractor for construction on the leased campus.
