The U.S. Army Corps of Engineers is soliciting offers from lessors for approximately 2,290 usable square feet of commercial retail or office space for an Armed Forces Career Center. The offered space must be within a one-quarter-mile radius of 1228 S Telegraph Road in Monroe, Michigan, within ZIP Code 48161, and must provide secondary egress, parking for seven government vehicles at all times, additional employee and customer parking within four blocks, prominent signage, and daytime janitorial services. Locations adjacent to specified incompatible businesses may be eliminated. The lessor is responsible for meeting extensive lease, construction, accessibility, fire and life-safety, HVAC, utility, communications, security, CCTV, video-intercom entry-control, signage, and interior-finish requirements. The offer must include a completed Rental Proposal Worksheet, proof of active SAM registration including an active CAGE code, and the existing floor plan. The lease is negotiated for a five-year term but includes government termination rights, and firm-term proposals generally are not considered. The solicitation evaluates location, compliance with construction and security requirements, completeness, cost, and qualitative mission considerations.
